The terms governing this website, professional engagements, digital products and future paid subscriptions.

1. Business identity
This website is operated by Besther Group (Pty) Ltd, registration number 2021/928750/07. The head office is at Eastlands Office Park, Jansen Park, Boksburg, Gauteng, South Africa. Contact: consult@besther.co.za or +27 87 551 1048.
2. The Besther businesses
Besther Consulting Group provides professional consulting and support services. Besther Intelligence™ publishes research, education and awareness products. Besther Africa Connect™ facilitates trade, investment, market entry and business connections. A specific quotation or agreement may add engagement-specific terms; if there is a conflict, the signed engagement terms govern that service to the extent permitted by law.
3. Quotations, prices and payment
Prices are stated in South African rand. Besther Group (Pty) Ltd is not VAT registered, so VAT is not added. Quoted prices remain valid for the period stated in the quotation. Work may be conditional on advance payment, a deposit or milestone payment. Government, VFS, courier, medical, radiological, certification and other third-party charges are excluded unless expressly included.
4. Immigration assessment
The R750 immigration assessment fee is non-refundable, subject to mandatory consumer rights, and is deducted from the final professional-service quotation if the client appoints Besther to proceed. Advice depends on the information and documents supplied. Besther does not guarantee a decision by Home Affairs, VFS, a court, embassy or other authority.
5. Subscriptions and renewals
A paid subscription checkout identifies whether payment is monthly or annual, what is included and the next renewal basis. Recurring subscriptions renew automatically until cancelled. Customers authorise the stated recurring charge and may cancel before the next renewal. Besther will give reasonable notice of material price or benefit changes affecting a future renewal.
5A. PropertyOS subscriptions
PropertyOS plans are licensed to the approved subscriber organisation and are subject to the stated internal-user and property limits. Applicants, tenants, managed landlords and contractors do not consume internal-user seats. Trial access is a limited, revocable, non-exclusive and non-transferable evaluation licence; it does not transfer ownership of PropertyOS or any underlying technology. A free trial converts to paid access only through an authorised checkout. The organisation Principal controls plan changes and cancellation. Cancellation scheduled at period end does not remove access before the current paid period expires.
6. Digital content and permitted use
Reports, guides, indices, briefings and subscriber content are licensed for the purchaser’s personal or authorised organisational use. They may not be resold, republished, copied in bulk, distributed outside the authorised user group or presented as another person’s work without written permission.
7. Professional credentials and service boundaries
Property-practitioner activities are conducted under applicable PPRA Fidelity Fund Certificates. Besther provides professional, certified and sworn translation services in English, French and Portuguese. Gracias Mondo was admitted and enrolled by the Western Cape High Court as a sworn translator in English and French on 6 August 2010. Portuguese sworn translations are performed by an appropriately qualified translator working with Besther, subject to the requirements of the receiving authority. This multilingual service supports South African and cross-border needs, including Angola and Mozambique. Matters requiring reserved legal, financial or regulated professional services may be referred to an appropriately qualified practitioner.
8. Information and intelligence disclaimer
Besther Intelligence publications provide general information, education and awareness. They are not personalised legal, financial or investment advice and do not constitute an offer, solicitation or guarantee of investment performance. Markets, laws, policies and administrative practices change; customers should obtain advice appropriate to their circumstances before acting.
9. Customer responsibilities
Customers must provide complete and accurate information, use deliverables lawfully, meet agreed deadlines and disclose relevant changes. Besther may suspend work where information is materially incomplete, misleading or unlawful, or where payment is overdue.
10. Intellectual property
The Besther name, website content, reports, BAOI™ materials, methodologies, designs and original deliverables remain protected by applicable intellectual-property law. Besther Group (Pty) Ltd retains all rights in Besther PropertyOS™, including its software, source code, interface, workflows, documentation, configuration and improvements. Users may not copy, reverse engineer, scrape, resell, sublicense, circumvent access controls or use confidential platform material to develop a competing product. Ownership or usage rights in bespoke work are determined by the applicable quotation or service agreement.
11. Liability
Besther will perform services with reasonable care and skill. To the extent permitted by law, Besther is not responsible for indirect or consequential loss, decisions of government or third parties, market movements, or loss caused by inaccurate or incomplete customer information. Nothing in these terms excludes liability or consumer rights that cannot lawfully be excluded.
12. Privacy, refunds and delivery
The Privacy Policy, Refund and Cancellation Policy and Service Delivery Policy form part of these terms.
13. Governing law and disputes
These terms are governed by the laws of South Africa. Customers should first send a complaint to consult@besther.co.za so the parties can attempt a practical resolution. This does not prevent either party from using a competent court or any statutory consumer-dispute mechanism.
